What is your profession?

Simply: what do you do? Shortly, describe your job. And if you don't mind, who for?

I am a Night crew chief (well i work in the day now) But a glorified name for a 'stocking supervisor'. Albertsons.

With health consciousness creeping in and rising fast, organic and nutritional foods, and herbal remidies seems to be a good business to get into these days and for the long haul. I myself was thinking about it just the other day but have other plans.

As for myself, sales, marketing and distributive purchasing for over 25 years, corporate and International purchasing for around 9 years and since nearly 5 years now in RE mortgage loan processing and residential appraising. Real Estate has taken a drastic turn for the worse since the 1980's, hitting the businesses hard where many big players have shut their doors. California seems to be the hardest hit, especially for appraisers but yet for some, its a gamble on housing investments.

Navid, its a full fledge buyers market for the stable and depends upon the type, criteria and need of your investment. What do you do for a living? Do you have enough capital set aside (at least 3% or more of appraised value of home you are planning to purchase) as a down payment because 100% loans are difficult to get these days even with good credit and stated income loans have been recently abolished? Are you planning to purchase an SFR, TH or Condo? How is your credit rating and standings? Will your investment be as a first time owner occupied, second mortgage or for income captilization? Is the investment short-lived or long haul? It also depends upon location and the supply & demand in that location.

The overall nation is in a generalized declining trend and predicted to worsen. Some sellers are desperate to sell their homes for whatever reasons. As per my perspectives, the best properties to purchase are the short-sale or pre-forclosed ones that are outstanding which are tied to desperate sellers where negotiations are fruitfull with less pressure. Interest rates have remained somewhat stable and in some cases slightly risen. My personal suggestion would be to wait a little until after Christmas but that should not stop you in favor of conditions and requirements set above.

Very interesting, you seem to have a lot of knowledge in this field. I am asking out of curiosity and on the behalf of my parents, as they are long term investors and are thinking to purchasing again. Much of what I had mentioned was inclined towards individuals/famlies wanting to purchase their first homes, second mortgages and/or first time income properties. For long time investors such as your parents, they may want to extent their search into foreclosed, auctioned, "upper fixers", vacant lands and new subdivision properties as well in addition to short-sales and pre-forclosed ones, especially these days when there is a strong buyer's market. In many cases that I've seen, foreclosed and auctioned homes are not 'cheap' afterall at final biddings and there are several other factors detrimental to procurement. I'm sure your parents may be better equipped and knowledgeable than myself in this case. I've personally witnessed a few investors falling into this trap of "bidder's procurements" where they've lost a bundle, including the ones who bought such properties in crime striken areas and not knowing. With large capitals at stake, one must also be experienced and knowledgeable of locational demographics, economic factors and supply & demand of Real Estate markets. JFY(additional)I.
